3 issues in development with high priority
110 new homes on East Cypress Road (Peixoto Ranch)
Finishing the four-year, $16.5 million widening project needs another $860,000 for concrete, fill, and higher material and labor costs. The Council approved the contingency at its meeting.
3920 Empire Avenue Commercial Redesignation
The last undeveloped residential corner at a major intersection (Empire and Laurel) may flip to commercial, enabling a future rezone. A longtime resident is adamantly opposed, and others worry about traffic safety near Laurel Elementary. Just early feedback — the City Council will weigh in next.
Stonecreek Subdivision 9647 (176 homes)
Ponderosa Homes revived a dormant 2005 project and won approval of a vesting tentative map for 176 single-family homes, a park, a detention basin and a creek setback near Sellers Avenue. It's a big addition of market-rate housing in Oakley with larger lots than recent projects, but no affordable units.
