7 issues in zoning
Window pane size dispute between council and commission
The City Council recently cut the maximum single window pane from 18 to 6 square feet, and commissioners across the board called that 'ridiculously small.' The commission formally recommended restoring 18 square feet in its ODS recommendation, giving the council a clear signal.
Window size limits in new Objective Design Standards
These rules will shape every multifamily and mixed-use building in Lafayette — roofs, windows, materials, colors and open space. Residents packed the room worried the draft reads like Walnut Creek, not semi-rural Lafayette; the council leaned toward requiring pitched or mansard roofs on taller buildings but took no final vote.
AB 1751: ministerial townhome approvals and density loss
The council opposed this bill requiring ministerial approval of qualifying townhome projects. Members worried developers could swap approved multi-family projects for lower-density townhomes, leaving Lafayette with fewer units than planned — something that has already happened here.
Ordinance 701: EV Charging Station Requirements
A mostly technical fix: the city is re-adopting its EV charging rules with the building code reference updated from 2022 to 2025. Final adoption comes May 26.
7 Lark Creek Lane barn conversion variance
A family wanted to convert a barn into a two-bedroom home for the wife to live near her sister — but the building sits about 1½ feet from the lot line, and the Council said the variance findings just can't be made. An ADU or lot-merger path may still work.
Medical office use at Desco Plaza
A downtown commercial building can now host medical offices in all its tenant spaces, with 25 parking spots switching to two-hour short-term parking. Residents gain nearby medical services without driving to Concord or Walnut Creek. Commissioners weighed parking congestion and accessible parking but found no obstacles.
Springhill Lane Lot Line Adjustment and Shed Variance Appeal
Commissioners Mason and LaBonge pressed staff and the applicant to ensure the lot line adjustment won't box in future owners of 3533 Springhill into needing variances. Staff confirmed both parcels would still meet LR-10 zoning standards after the split.
