Shea Homes property negotiations at 27081 Aliso Creek Road
Three aging office buildings get replaced with 137 for-sale townhomes, including seven very-low-income affordable units, a pool, tot lot, dog park, and $3.6 million in community benefits. Housing Development Pipeline
Brandywine Homes won approval to replace an aging office building with 58 all-electric townhomes, including three very low-income affordable units and a $2.06 million public impact fee for city facilities. Speakers pushed for enforceable garage-parking rules in the HOA documents to protect the 24 guest spaces.
Transitional Housing Lease Renewal at 35 Playa Circle
The council renewed its one-year, $1-a-month lease with Family Assistance Ministries to keep a city-owned affordable condo available as transitional housing for low-income residents. Councilmember Ackley also asked that the unit's address be removed from future public documents to protect program participants' privacy. An RFP for future transitional housing services is planned later this year.

A large outpatient fertility clinic (CNY Fertility) wants to open with a parking waiver — an 11% deficiency. The hearing was delayed to September 16 over financing issues, so residents will have another chance to comment before any decision.
